Southampton Property Market Update - September 2026

The Great Price Tug-of-War, SO31 Property Market - September 2026

If you’re waiting for a sudden, dramatic "crash" or a rocket-ship rise in the SO31 property market, I’m going to be bold: stop waiting.

We're currently living through a period of "calm consistency." While the headlines often shout about chaos, the reality on the ground here in our area specifically is that we are in a balanced middle ground.

The Number That Might Make You Double-Take However, there's a staggering £89,829 gap between what sellers hope to get and what buyers are actually paying?

In plain English: people putting their homes on the market in SO31 are currently asking for nearly £90,000 more than the price at which homes are actually changing hands. This doesn’t mean your home isn't worth a lot - it just means that some sellers are being a bit too optimistic with their initial price tags, while buyers are keeping their wallets firmly zipped until they see a price that feels "fair."

What’s the Current "Price Tag" for SO31?

If you look at the homes currently for sale, the average price tag being advertised is £460,904.

Over the last month, that "advertised" price has actually jumped up by £9,397. That’s like the price of a small brand-new car being added to the value of a house in just four weeks! However, don't get too carried away - while asking prices went up, the prices people actually paid (the money that actually hits the bank account) dipped by about £7,096 this month. It’s a classic case of sellers asking for more while buyers are negotiating harder.

Is There Much to Choose From?

If you went shopping for a new home today, you’d have a decent amount of choice. There are currently 495 properties for sale across the SO31 area. Roughly 47 families move house every single month in SO31. That’s more than one family packing up their life and moving into a new SO31 garden every single day!

The Seven-Year Reward

Property is rarely a sprint; it’s a long, steady walk. If you bought a home in SO31 seven years ago, your "nest egg" has grown. Back in 2019, the average price paid was £362,509. Today, that same average home is worth £371,075.

That is £8,566 of extra wealth sitting in your bricks and mortar. To put that in perspective, that’s enough to pay for a very fancy new kitchen, a high-end garden makeover, or several years of family holidays - all just for living in your own home.

So in Summary

Whether you are strolling past the shops in Locks Heath or admiring the boats on the River Hamble, the message for September 2026 is clear: the market is "balanced."

We aren't seeing the frantic bidding wars of a few years ago, but we also aren't seeing a "For Sale" sign graveyard. Homes are selling, but buyers are being picky. If you’re thinking of selling, the secret right now isn't to pick the highest price you can dream of - it’s to pick the price that actually gets people through your front door.

Until next month, I’m Jen. If you see me out and about, feel free to stop me for a chat!
